SMS for estate agents: viewings that are not missed and reservations that get signed

A viewing nobody turns up to costs the agent's slot in the diary, the trip and —if the owner was waiting at the flat— something worse: trust. In a sector where you ALWAYS have the prospect's phone number (they left it on the property portal), SMS is the cheapest tool there is against no-shows. And since this year, it can also close the reservation.
The reminder that prevents the no-show
Email gets lost among promotions; an SMS is opened within minutes. The pattern that works is twofold:
- When booking: “Viewing confirmed: Thursday 17:30, 12 Calle Mayor, 3rd B. Your agent: Marta, 6XX XXX XXX. Can't make it? Reply or call.”
- On the day, 2-3 hours before: the short reminder with the address.
From the dashboard it is sent in two clicks; if your property CRM books the viewings, the API sends them on its own — including burst sending if your software generates dozens of notices at once (an open-house day, a change in availability for a development).
The documentation notice, without chasing by phone
“We are missing your payslip and the proof of ownership to prepare the contract.” That message, which today takes three phone calls, is an SMS with a link. And when the matter has consequences — reservations that expire, deposits that are lost — it is better certified: there is a record with evidential value of what was communicated, when and to whom.
The reservation, signed on the phone
The piece that changes the close: the reservation contract signed by certified SMS. The prospect receives the link, reads the document and signs with a one-time code from their phone, in the same conversation in which they have just said “I'll take it”.
